Brian J. Murphy
Brian brings over 20 years of experience in commercial real estate brokerage, financing, development and investing to Tremont Realty Advisors, Inc.. Prior to founding Tremont, he was a Senior Vice President at GVA Smith Mack, where he was consistently one of the firms top producing brokers and handled some of the most complex transactions done by the firm. He lead Smith Mack’s investment sales activity, negotiating a variety of investment sales, development site sales, development joint ventures and debt financing for a variety of public and private real estate users and investors.
As a real estate investor, Brian uses the experience gained through his 20+ years in the industry in identifying, valuing and managing acquisition opportunities. In his career he has seen both the some of the best and worst periods for the industry. His understanding of the risks of the real estate cycle causes him to be very conservative in both underwriting properties and structuring the amount of leverage used. Once an property has been acquired, he actively and intensely manages all aspects of the investment including leasing, property management and construction in order to maximize the return on investment while providing tenants with an efficient and attractive environment.
In his brokerage career he has represented a wide variety of Commercial Real Estate Investors and Tenants. When representing real estate investors, he has acted as exclusive leasing agent for over 2,000,000 square feet of office space. In the course of his landlord representation activities, he would handle all aspects of the leasing process, from space planning coordination, financial analysis, deal negotiations, lease negotiations as well as construction bidding and oversight. As a result of his efforts, his clients saw significant gains in the value and profitability of their real estate holdings. As an investment sale broker he successfully marked and closed over 1,000,000 square feet of commercial properties and sites worth over $100,000,000.
